Unfortunately, I have 3 more years of kid in HS before I can move out of this shithole, so someone else will have to buy this one.
Being here in high tax/ high cost Long Island that’s a lot of property in a desirable location for not much $$. It would easily go for double or triple that here. I’d consider it if we were looking to move. Good luck with the listing Suzy.
An enclosed boathouse is indeed a coveted thing on the Chesapeake and with fulltime teleworking becoming common (at least it has for me..) and all the other BS going on in the urban areas, a remote waterfront compound in a quiet low tax area certainly should be a quick sale. .. If I didnt already have a WF retreat, Id be looking at this seriously… Interest rates on mortgages are low,… life is short…. Matt, I hope you get a cut if it goes to a WoodyBoater! Now you have to bring SweetPea back from Tahoe… thats gonna be a long trip at 6 kts!

Looks that way regarding the green. But clear ish now that the Bay is its way back to health. I will take an emerald green over grey or brown. There are days where its like Algonac here. Shocking. Sandy bottoms

No one is more shocked than me. It happened the other day. It all depends on where you are and what time of year. The water here is 80.5 degrees.
There are several wood work boats in the little cove. We have had Jimmys 34 regulator in there as well. Sweet Pea takes around 4 1/2 feet. So it would be a high tide deal. There are a ton of small creeks here like this. One you have to littlerally almost hit the shore, then hit reverse and pivot to get through. Its the bay, and changes yearly. The advantage of larger boats is huge props that keep the channels clear.
What buy! Pricing is a “little” different in California. About a year and a half ago I sold my 1415 sq. ft. 45 year old tract home in Huntington Beach on a 8o’ x 120′ lot about a mile from the ocean for $859,000 cash, a week after listing it for sale.
Wow – What that is selling for and the taxes are both about 1/8th of what they would be in the Seattle area…

Wow, Here in Oregon you could put a 2 in front of that listing price and it would sell in a month!
